The lender must renew the loan on the borrower's written request and payment of the interest and fees then due, but upon the first renewal and each renewal after it the borrower must reduce the principal by not less than 5% of the original loan amount. A borrower may cancel without cost by returning the full principal balance by the close of the lender's next full business day, and Regulation Z disclosures must be provided on every loan, renewal or extension.
